nem & hanem
Ez nem (a) toll, hanem (a) ceruza.
Én nem a pincér vagyok, hanem az eladó (vagyok). --> We leave out the second "vagyok".
Én nem itt vagyok, hanem te itt vagy ott. --> I think you wanted to say: Nem én vagyok itt, hanem te.
Lóri nem a teremben van, hanem a mosdóban cigarettázik. --> Perfect! :)
Ez nem olcsó, hanem drága.
(Én) nem enni akarok,hanem inni (akarok). --> We leave out the second "akarok".
Ő nem magas, hanem alacsony van.
Ez nem a piros ruha van, hanem a kék van.

Note: if the noun begins with a vowel, the article preceding it is "az". We use "a" if the word following it begins with a consonant. - az alma, a könyv
We don't use verbs the way the English language does, so we don't always say "van".
Van néhány ruha a szekrényben. - Ezek nem régi ruhák, hanem újak.

We often start sentences by a "hidden subject" - we can leave it out, since we know the subject from the suffixes of the verb. - (Én) szeretek utazni. (Te) szereted a könyveket.
"Nincs" means "there isn't", while "van" means "there is", so you can only use one of them in a sentence.
