    يستأــــجر means he will rent. used as a verb here. huwa sawfa yasta'jer al-bait ghadan
    إيجار means rental. used as an adjective. al-bait lil ejar

     

    أعير = I lend - I lent him my book. أعرته كتابي
    يستأجر = hires - You can hire a car at the airport. يمكنك أن تستأجر سيارة في المطار
    إيجار = rent - After she'd paid her rent, she had no money left for food. بعدما دفعت الإيجار، لم يعد لديها ما يكفي من المال للطعام
    أجر = wages - They're protesting about low wages. إنهم يحتجون على تدني الأجور

    All of them are formal Arabic. We also you them in Egyptian slang.
