I second Jamie's suggestion. "Neither" is a better word to use. Using "both" is inclusive, which sounds messy when you are excluding something (the bathroom).
Adding to that, I'd use "ensuite" in place of bathroom (eg. in a hotel). "Bathroom" is a correct and polite term, however when talking about another single room, it sounds as if there is a room in that room. Confusing? ;)
