Somebody helps me to figure out the difference between "have" and "get" !!! 1. I have the house painted every year. 2. I get the house painted every year. Someone tells me if there''s some different meaning between these two statements.

They change grammatically when you add the person who does the job. I have local tradesmen paint my house every year. I get local tradesmen TO paint my house every year.
