여러분이 반드시 주의해야할 몇몇 사항들이 있어요.

If you want them to pay attention while you are talking.
You could say, "여러분 잠시 주목 해 주세요" ==> "Could I have your attention please?" and then you say,
아주 중요한 사항을 알려/가르쳐 드릴거에요. ==> I am going to instruct/teach you very important things.

이중요하는 점을 유의해야돼요 ==> 이 점을 or 이 부분이 굉장히 중요하니 꼭 유의해 주세요.
