Hello! This is exactly the same sentence just stated differently. The only difference is, a longer sentence and a shorter sentence. however, its grammatically correct to say " If the theater was closer, we could have walked there"

You will also sometimes hear "were not so far" and "were closer" after "if" in very formal English to express a hypothesis or possibility. "If he were a diligent student, he would get better results in the exam".
