Help elderly and children (language) "please take my seat"
I currently live in Seoul, but I just moved here. I know its very polite to help the elderly carrying heavy stuff and giving them and also children your seats at buses and subways. I therefore wondered what would be the most appropriate way to approach them when wanting to help them.

도음이 필요하세요?
제가 도와줄겠습니다~

This is a "conversation" I made myself as if I was gonna help them carry something or help them across the street. Now, is this natural?
Also when on a subway. I want to say, please sit down. Would it be; 앉으세요? And 앉아 for the children?
Or is there any other more natural way to say "please take my seat."?
