I found on Cambridge Dictionary such examples:
Mum's still got our pram - it's very old, but it's in perfect condition. - here "in perfect condition"
They left the flat in a terrible condition - there was mess everywhere. - here "in a terrible condition"
I cannot understand why in the first example without article, but in the second example use "A"

Because there are is only one perfect condition. However, there are multiple ways of being in a terrible condition; hence....
