What to say when someone you wanna talk is in the room?
You knock on the door and say:
Can you come out for a second? ( in my native langauge we would say smth like :can you look? It doesnt work , I think)
Can I have a minute of your time?
Can we talk outside ?
Any other ways ?

You can also say:
-Can I have a word with you?
-Can you step outside to talk?
-Can you spare a minute to talk outside?
-Do you mind if we talk outside?
But just like @GuideDogSaint said, it depends on the relationship between the two people but the above mentioned are appropriate and polite to use in most situations 😊

Those examples that you gave are very American/British way of saying.
If you want Asian way of saying:
Are you available / free at the moment, will like to chat / talk to you for 5 minutes.

It slightly depends on the relationship beween the people. Boss to worker, worker to boss, colleagues.

I think, you can say:
- Could I have a word?
- Can I have a minute?
- Could you spare (уделить) me a minute?
