I find that both of those sentences are a little clumsy. i would say... Past tense: Neither room had a bathroom. Present tense: Neither room has a bathroom.

Both the sentences are ok. The first one shows that you have visited two rooms ( in near past) and now telling about that to someone. The second one shows that you are still visiting or living in those two rooms and now telling about that.

I second Jamie's suggestion. "Neither" is a better word to use. Using "both" is inclusive, which sounds messy when you are excluding something (the bathroom). Adding to that, I'd use "ensuite" in place of bathroom (eg. in a hotel). "Bathroom" is a correct and polite term, however when talking about another single room, it sounds as if there is a room in that room. Confusing? ;) Neither room had an ensuite. Neither room has an ensuite.
