“qui” is a subject, it will therefore be followed by the verb.

QUI + VERB

Je prends le train QUI VA à Marseille. (Je prends le train. Le train va à Marseille)

Je regarde la jeune fille QUI MARCHE sur la plage. (Je regarde la jeune fille. Elle marche sur la plage)

« que » is a direct object, so the sentence will also need to have a subject. The structure will therefore be:

QUE + SUBJECT + VERB

Le train QUE JE PRENDS va à Marseille.

La jeune fille QUE JE REGARDE marche sur la plage.

"qui" also replaces an indirect object referring to a person "after a preposition" including prepositions which are required after a given verb or expression.

Je vois une dame. Je travaille avec cette dame.

Je vois une dame avec qui je travaille.

I see a woman with whom I work. (I see a woman I work with.)

La fille à qui j'ai parlé est très sympathique.

J'ai parlé à une fille. Elle est très sympathique.

The girl to whom I spoke is very nice. (The girl that /whom I spoke to...)

J’ai pris un pot avec un collègue. Il a été viré lendemain.

Le collègue avec qui j’ai pris und pot a été viré le lendemain.

The colleague I had a drink with was fired the next day.

J’ai mangé chez un ami. Il est chef de cuisine

L’ami chez qui j’ai mangé est chef de cuisine

J’ai mangé chez un ami qui est chef de cuisine.
