The basic translation is:
sei = you are
hai = you have
However, there are some differences between English and Italian which you just have to learn. When you ask if someone is cold or hot, you use the verb 'to have' .
'hai freddo?' literally translates as 'Do you have cold/coldness?', or in other words 'Are you cold?'
Italian also uses 'to have' for other expressions where we'd use 'to be' in English, such as 'Are you hungry?' = 'Hai fame?' (literally 'Do you have hunger?) and 'How old are you?' = 'Quanti anni hai?' (literally 'How many years do you have?).
