안녕하세요! I think it's better to see with some sentences so I made some example sentences. These two sentences are with Verbs 1. 오다 비가 오는 것 같아요 seems /looks like it's raining 비가 올 거예요 It will rain / it's going to rain 2. 공부하다 그 여자가 공부 하는 것 같아요 seems/ looks like she's studying 그 여자가 공부 할 거예요 she will stuy/ she's going to study And these sentences are with ADJs. And you can see when it's connected to adjs, sometimes it can be strong guessing :) 3. 한국은 날씨가 좋은 것 같아요 seems/looks like a good weather in Korea 한국은 날씨가 좋을 거예요 it will be/it's going to be a good weather / must be good weather in Korea 4. 그 사람이 바쁜 것 같아요 he seems / he looks busy 그 사람이 바쁠 거예요 he will be/ is going to be/ must be busy

But both we have another fie probability and guessing?

-는 것 같아요 -을/ㄹ 거예요 Are different :) The 1st one means It seems like / it looks like So you are taking a guess with the fact/ scene given The 2nd one is a future tense. To say what you are going to do!
