There are two issues here - vocabulary and grammar.
1. Vocabulary.
What is the difference between 'friendly' and 'kind'?
A friendly person is another passenger who smiles at you when you're waiting at the bus stop, or who makes pleasant conversation with you. Being friendly is a manner.
A kind person is someone who lets you have the last seat on the bus because you're tired and have heavy bags, or who gives you some money for your bus fare when you realise that you have left your wallet at home. Kindness is an act.
2. Grammar
What is the difference between 'She is ....' (present simple) and 'She is being..' (present continuous)?
'She is kind' or 'She is friendly' describes her personality. This is a constant fact.
'She is being kind' or 'She is being friendly' refers to how she is acting at the moment. Maybe she is doing a kind act, and or behaving in a friendly way. We don't know if this is a permanent characteristic or not.

She is being friendly ,means she is acting friendly.
She is kind , means she is a kind person ,a quality in her.
