I wish you would do/be or did/were? Please, help me to understand the difference between I wish you would do/be smth and I wish you did/were smth. F.ex. 1. I wish you lived here. vs. I wish you would live here. 2. I wish you listened to me. vs. I wish you would listen to me. 3. I wish you were more attentive. vs. I wish you would be more attentive. Which ones are more preferable or common if any?

Carol's choices are the most typical. Here's why: Here, “would” is used with its original meaning from Old English: Would like / would want. You can use it in your examples when you feel that it is a matter of the other person’s will (i.e. willingness). When I say “I wish you would listen”, the implication is that you don’t listen because you refuse to (i.e., don’t want to) listen. It’s definitely a bit more confrontational.
