Dispute of buying a house

On August 21 2014, I saw a billboard on my way to a basket ball court near a residential community. 'Ten Thousands Yuan Down Payment, You Can Buy a 88 square meters apartment', the billboard showed.
I was attracted by the promoting advertisement because I have been looking for an affordable apartment for my younger brother for quite a long time. So I didn't hesitate to ask the salesman everything about the apartment including prices,floor, and internal layout. One salesman offered me a kind reception and we talked about the apartment for hours. He told me that the price was about five thousand and showed me the internal layout which was looked pretty good to me. then So I decided to buy it after communication discussing it with my younger brother.
I signed an agreement with the salesman, payed a deposit of two thousand yuan. We agreed to strike confirm the deal by contract the next day, and then I left there.

Remember that "an" should be used before words that start with a vowel like affordable and agreement.  It's hard to explain when you should use "a" like the ones I added before basket ball court, long time, and kind reception. The best thing is to read the sentences out loud and see if they sound right.
